Terms and Conditions for Property Listing Platform

1. Definitions
“useapt” refers to our property listing website and associated services. “User” means any individual or entity accessing or using the Platform. “Listing” means any property advertisement posted on the Platform. “Content” includes all text, images, videos, and other materials uploaded to the Platform.
2. User Obligations
Users of the Platform agree to:
- Provide accurate and up-to-date information in all Listings and communications
- Only create Listings for properties they have the legal right to advertise
- Comply with all applicable real estate laws and regulations
- Maintain the confidentiality of their account credentials
- Not engage in any fraudulent or misleading activities on the Platform
3. Listings
- Each Listing must be for a bona fide property available for sale or rent
- Users must remove or update Listings within 72 hours if the property is no longer available
- We reserve the right to remove any Listing that violates our policies or applicable laws
- Users grant us a non-exclusive, worldwide license to publish and use the Content they provide for Listings
4. Intellectual Property
- Users retain ownership of their Content but grant us a license to use it for Platform purposes
- Our trademarks, logos, and other proprietary materials may not be used without express permission
5. Privacy and Data Protection
- We collect and process user data in accordance with our Privacy Policy
- Users are responsible for obtaining necessary consents for sharing personal data of third parties
6. Liability and Disclaimers
- We do not guarantee the accuracy or completeness of Listings
- We are not responsible for any transactions or agreements made between users
- Users agree to indemnify us against claims arising from their use of the Platform
7. Termination
- We reserve the right to suspend or terminate user accounts for violations of these terms
- Users may terminate their account at any time by contacting us
8. Changes to Terms
- We may modify these terms at any time, with changes effective upon posting to the Platform
- Continued use of the Platform after changes constitutes acceptance of the modified terms
9. Governing Law
- These terms shall be governed by and construed in accordance with the laws of Portugal.
